HOW MANY BEDROOMS DO THE UNITS CONTAIN?
Hidden Ridge offers two and three bedroom units.  There are three separate floor plans to choose from, with several customizing options available.

WHAT IS THE TOTAL SQUARE FOOTAGE OF EACH UNIT?
The base square footage of the two bedroom Valley View is 1328.  The base square footage for both the two bedroom Oak View and the three bedroom Ridge View is 1480.  However, by adding a Michigan room or formal dining room, the total square footage can be increased up to approximately 1700 SF on the main floor.

ARE THERE WALKOUT SITES AVAILABLE?
Yes; Phase 2 offers premium wooded, walkouts starting at a base price of $209,000.  Our walkouts feature 9' basements, a 6' double door, two 3050 windows with a beautiful lower level patio.

ARE FINISHED LOWER LEVELS AVAILABLE?
Yes; we offer a 695 SF floor plan for a finished lower level with full bath, bedroom and large living area.  The base price for this addition is $30,000 with all our same customizing options available.

WHAT IS THE PRICE OF THE TWO BEDROOM UNIT?
In Phase 3, the 2 bedroom Valley View plan is currently available on 2 remaining sites.  The base price starts at $175,900.  The base price of the 2 BR Oak View is $185,900..

WHAT IS THE PRICE OF THE THREE BEDROOM UNIT?
There are currently no three bedroom sites available in Phase 1.  In Phase 2 the base price for the Ridge View on a wooded walkout starts at $209,000. In Phase 3, the base price for the 3 BR is $185,900.

WHAT WILL BE THE COMPLETED SIZE OF THE DEVELOPMENT?
Hidden Ridge is split into three phases and will contain 112 total units when the project is complete.  Phase 1 is all sold out.  Phase 2 has both wooded walkout sites and cul-de-sac sites on which all three models can be built.  Phase 3 contains daylight, some walkouts and private cul-de-sac sites.

WHAT ARE THE ASSOCIATION DUES?
The association dues average $120.00 - $135.00 and are based on the percentage of value that is owned.

WHAT DO THE ASSOCIATION DUES COVER?
The association dues include, but are not limited to all exterior maintenance including landscaping, sprinkler systems, lawn mowing and fertilizing, snow removal, and all insurance of the exterior.  Also included is the management fee to Cummings Management.

WHAT COUNTY AND TOWNSHIP IS HIDDEN RIDGE LOCATED IN?
Hidden Ridge is in Genesee County, located in Fenton Township, with Linden mailing and schools.

WHAT ARE THE TAXES?
The current millage rate is split into a winter and summer assessment with Winter = 14.9683 and Summer = 12.2167. The taxes are calculated based on 50% of the assessed value of the condominium and on the size of the unit, with the average annual taxes around $2,500 approximately.

IS THERE WELL OR CITY WATER AND SEWER?
Each unit has an individual well, and is connected to the Genesee County sewer system.
